Core Foundry Digital Infrastructure is a power-first development platform built to identify, qualify, structure, and execute hyperscale-class data center campus opportunities across constrained U.S. and international markets.
Who We Are
Core Foundry was formed around a simple thesis: in the AI infrastructure cycle, the right to develop begins with credible power — not land control, renderings, or speculative megawatts.
We bring together senior data center, power, design, engineering, capital formation, and development execution experience to qualify opportunities before capital is exposed to avoidable risk. Our work is focused on separating real, power-backed development opportunities from speculative land stories.
Three Pillars
People
Senior data center, power, design, engineering, construction, and capital formation experience organized around execution discipline.
Process
Power, land, entitlement, cost, tenant, and capital risks are compressed into a repeatable qualification system.
Product
Finance-friendly powered base shell and power-secure campus structures designed to meet hyperscale, cloud, and AI deployment constraints.
Our Story
We Convert Power Scarcity into Financeable Development Opportunity
Core Foundry works across the earliest and most critical stages of digital infrastructure development: power origination, site qualification, development strategy, tenant packaging, capital formation readiness, and project execution planning.
Our role is not to promote land.
Our role is to prove what is real, identify what is conditional, and sequence each opportunity around the next financeable milestone
What We Do
Capability Blocks
Power-First Origination
We test utility evidence, interconnection logic, energy economics, assignment mechanics, and delivery timing before treating an opportunity as investable.
Development Gating
We sequence land, tenant, lease, ESA, capital, and construction exposure so projects advance only when the evidence supports the next commitment.
Capital Formation Readiness
We translate technical complexity into an investor-simple thesis: what is known, what is missing, what must be validated, and where value is created.
Powered Base Shell Strategy
We focus on scalable powered base shell and power-secure campus structures that preserve tenant flexibility while supporting financeability.
Our Operating model
1. Qualify the Signal
Power path, interconnection logic, energy economics, land, fiber, entitlement, delivery window, and market pull.
2. Harden the Evidence
Utility documents, assignment mechanics, scope gaps, cost ranges, schedule risks, and development constraints.
3. Gate the Exposure
Avoid speculative land exposure. Tenant demand and binding commitments unlock capital.
4. Shape the Story
Translate technical complexity into clear economics, risk removal, and institutional-grade execution logic.
5. Execute and Recycle
Repeat the process across assets to build a scalable, power-first infrastructure platform.
Opportunities
By Region
Core Foundry is targeting a portfolio of Opportunities across Florida, Indiana, Central Virginia, and Pennsylvania ranging in capacity delivery of 300 MW to 900 MW, powered by either utility distribution and or Behind the Meter Natural Gas Solutions
Each Site Carries with it proven powered land delivery within a defined window of 18-30 months with the ability to secure State Based Data Center Incentives , Utility cost at sub $0.10/kWH and effective access to talent within ~100 miles
Why Core Foundry
Signal Over Noise
The data center market is crowded with land positions, power claims, and conceptual renderings. Core Foundry was built to compress that noise into a disciplined development answer.
We focus on the questions that determine whether an opportunity can become financeable:
Is the power real?
Is the timing credible?
Is the utility path documented?
Can the land be controlled without premature capital exposure?
Can the tenant package be understood by hyperscale buyers?
Can the project be capitalized against real commitments?
Four Differentiators
Power-Led Discipline
We start with deliverable power, not aspirational capacity.
Institutional Execution Logic
We structure opportunities around the way sophisticated investors, lenders, advisors, and tenants diligence risk.
Financeable Sequencing
We gate capital exposure around evidence, not momentum.
Repeatable Platform Muscle
We apply the same operating lens across greenfield, behind-the-meter, and brownfield reuse opportunities.
